Radon gas is a naturally occurring radioactive gas that rises through the soil and leaks into homes through foundation cracks, sump pump crocks and any other opening into the home that is in contact with the ground. Radon gas is created when uranium that occurs naturally in the rocks and soil decays. The gas then rises upward to be released into the outside air, or enters your home and gets trapped. When the gas is released into the outside air, it naturally dissipates into the atmosphere

Radon gas is invisible, cannot be smelled and is extremely carcinogenic. 
According to the EPA, radon is second leading cause of lung cancer, only behind smoking. For this reason, all home buyers or homeowners should have a radon test performed. 

If your home or the home you are interested in purchasing already has a radon mitigation system installed, this is a good indication that you should periodically test your home for radon gas. I would recommend having the home tested again to ensure you are still at EPA approved levels of radon in your home. What your radon gas level was five or ten years ago, when the mitigation system was installed may not be the same as today.

The EPA recommends mitigation when radon gas levels are greater than 4pCi/L (picocuries per liter). What Is A Radon Test, And How Does It Work?

The only way to determine if your family is exposed to radon gas is to have a test completed.

Fresh Coast Home Inspections radon gas testing is conducted using a continuous radon monitor which measures the radon levels hour by hour and calculates an average radon level in the home. If the home tests between 2-4 pCi/L or above 4 pCi/L, it is recommended to either install a radon mitigation system or conduct a long term test that is greater than 90 days. Home radon levels change seasonally and with the weather. During the winter, the home is closed up and gives the radon gas nowhere to go. During the summer, if you open your windows, your home will have lower levels of radon.

The continuous radon monitor is placed in the lowest level of the home where the highest concentration of radon gas is likely to be. All windows and doors should be shut during the test to ensure a closed house condition, (normal entry and exit is OK).

Radon testing kits that you can get at the store or through the county have to be sent to a lab to be analyzed. These types of kits are not ideal in the scope of a real estate transaction because of how long it takes to get the results. I deliver your radon test results the same day that I pick up my Continuous Radon Monitor from the home.
